A short term rental upstairs would be an amazing idea however the area in tahoe of which we are located is seasonal market as there arent too many things to here besides skiing and winter sports.

Some of the Section 8 tenants that we have rented to, have been older single people. 

We are getting into peak season and if the place is already furnished then now is the time to try it as a STR. 

Is it the thrill of developing new properties or perhaps the process of flipping and revitalizing an older one?

So to all the more seasoned investors out there, what would you do if you were in my situation now?

I chalk up to seasonal, I know most won't agree with me but when I was buying end of Q4 and things were sticky they were telling me it's the economy.

Even seasoned Realtors,  and invest have me walk the property ans give them a ballpark price. 

Most lenders will require 3-6 months title seasoning on a cash out refi with a DSCR loan.

Also look at any property on loopnet older than a year and make significantly reduced offers.

Ask to see the previous year’s P&L, Ask about previous peak seasons, ask them to share a copy of the emails from all previous guests (For marketing and Follow-up promotions).
