I know this doesn't cover vandalism and/or abusive usage and what not, but just wanted to see if the warranty transfers with title or is it only good for the original owner?

Rules are good, just make them standard ones that other good landlords are doing.An example of what not to do: don't say you're going to do quarterly inspections (only do inspections every 6 months max and just say it's to change smoke detector batteries and check to see if there are any plumbing leaks and you're in and out in 5 minutes).

He was the example of what not to do in life...well his jerk off brother decided to take his 50k of family inheritance and put it all into apple stock.My econ teacher all year told us how stupid his brother was for doing this and diversification is how to invest etc.
