Maybe ill have better luck trying to ask specifics with the group.On my sheet total project cost is calculated by adding Closing costs + Repairs + Holding Costs + Loan amount + Hard money fees.

The returns are not as high as I get in the United States compared to the lease options that I do with single-family homes, but the enjoyment that I get from visiting these properties and hosting investor retreats out there is so much greater than any regular investments that I have in the states.Let me know if you have any questions about the things that I’ve mentioned.

I certainly won't hold anyone to anything, but could either of you venture a guess  as to what the actual net profit after all taxes (including cap gains, depreciation recapture, etc) would be on a 100k investment with total gross return of 193k on an income of 50k?

I would prefer to hold on to both properties if possible, but if we cannot cash flow (with the HELOC), we cannot do that.

Hi @Jorge Vazquez I agree it was mainly lawsuits, scams and fraud that drove up the rates but how are regular investors and homeowners supposed to absorb these huge increases.

The same would hold true if they knew that only 2-3% would be successful syndicating real estate deals but very few would turn around and become an LP investor.

Finally, speed is important—moving quickly on the rehab and resale can help minimize holding costs and increase your profit margins.
