1) Landlord punitive legislation.

Even if zoning allows, knowing SF legislation and politics, those owners may have the ability to block a commercial conversion even after selling ownership to you. 

hey @Trevor Baker I'm in Santa Barbara County where we have quite a few growers and the cities are finally starting to lay down their legislation. 

I don't understand how the lawmakers who proposed this legislation don't see potential unintended consequences. 

But that's a different critter and you've got to sell first in order to purchase.This also sounds vaguely like one of the legislative proposals floated to replace 1031 which was to let you expense the entirety of the purchase of a new property in year 1.  

4) Is the building going to fall under LA's new seismic retrofitting legislation?

Information on here will come from landlords in many different states all having different legislation.

Also thinking ahead to pending Seattle legislation that would make DADUs/ADUs allowed on SFR that are owned occupied for only 6 months after construction.
