As noted by Bruce, relatively speaking, these items of repair are not major whatsoever.

You wouldn't ask your lawn guy if he would mow your grass for free - or your dentist to clean your teeth for free. 

They brag that "we'll pre-approve you in 8 minutes".Baloney.Until any lender has run your credit and reviewed the supporting documents (bank statements, W2s, pay stubs and tax returns), they have no idea whatsoever as to whether you can qualify for a loan or not.What they will give you in 8 minutes is called a pre-qualification, not a pre-approval. 

It made no underwriting sense whatsoever, but we struggle with them simply understanding basic credit underwriting.

Wholesaling lease options I feel from my studying these guys and my own REI experience, is a viable deal type that is much easier then traditional wholesaling of high equity houses from rare as hens teeth these days motivated sellers.  

If you can get any money whatsoever get a kiddie-condo loan which requires only 3% down.  

I would also consider including some rules about proper operation to prevent tenants from abusing the new system and giving you some teeth if they break the new one.

@Stewart McMillan There is no conflict whatsoever and no one has any obligation to notify you if they want to sell their unit….that’s just a ridiculous position to take.

Honestly, no headache whatsoever but the locations has to be just right.
