Had I known then what I know now, I would've waited to purchase a finished home for myself and started with a live-in flip, or rented while I worked on my first flip.Anyway, now the plan has evolved into hoping I'm able to keep my current home and rent it once I'm in a position to get into another property.I very mucb appreciate 

I agree, and believe that your situation will naturally evolve into one that is well-poised to invest in real estate if you focus on saving as much as you practically can (while still enjoying being 23 of course) over the next 12-18 months.

Real Estate is evolving fast, people may find it hard to believe, but wholesaling is the foundation of it all.

and then allow your plan to evolve as your knowledge and insight grows.  

The answer to this question changes constantly as real estate values evolve.

And to add to the mix it is my first spec, I am not a stranger to construction.

My goals have evolved a bit over the years and now I do represent some retail clients. 

..and depending on the species, they can be LOUD!

The law has now evolved and you get the same protections with a purchase money mortgage.
