A few data points I've been observing include:• Population and household growth are forecasted to remain positive, with the rates of growth forecasted to reduce over time: https://gardner.utah.edu/demog...• Q1 2022 construction permits saw the highest growth in apartments, with single-family home permits in decline: https://gardner.utah.edu/wp-co...• Salt Lake City is currently proposing changes to its ADU ordinance, allowing for more density to be added to existing properties: https://www.slc.gov/planning/2...• Salt Lake County is seeing considerable growth in STRs (https://gardner.utah.edu/blog-...), but the Salt Lake City FAQ indicates that areas zoned for residential should not be used for STRs (https://www.slc.gov/planning/f...).

In that analysis I looked at their population, population growth, crime rate, school ratings, job growth, average property age, top industries, average home sale price, average monthly rent rates, median household income, how many Fortune 1000 companies, average appreciation over the last year and 10 years, and cost of living index rating.

Similarly, CIBC has decided they have too much variable-rate lending in their portfolio and their variable rate mortgage products are not competitive.The limiting factor on how many mortgages you can obtain will be your Gross Debt Service (GDS) and household debt to income (DTI) ratios  {Note that DTI is handled a little differently in Canada than most of what you will read here on BP, but the principle is the same}.Another factor to guide your decision of holding properties in a holding company versus directly will be taxation.
