Also, Interest rates are still at historic lows and although these low rates are likely causing inflated pricing in hard assets, a long term horizon should shelter you from any corrections.Consider a 2 or 3 unit property for a higher cash on cash potential.

Hi Kelly, I am a notes investor (based in Dallas too) so I am slightly biased here, but I like buying non-performing notes (for the higher returns, but they are more risky and have longer time horizons) coupled with performing notes for cash flow.

Get Lien releases from sub/sub contractors also.Know who is on your jobsite at all times, the trades, the business names.In many places, Friday at 3 is knockoff time for Beer, make sure they are not having their tailgater parties at your jobsite.In many places work is allowed to start as soon as the sun creases over the horizon, (just after Dawn), other places have hours to construct specified.
