How do they work for you on your properties and you know they really care about them and your business despite them not actually stepping foot on the property?

The only caveat I have with rents per square foot, is that in lower-income neighborhoods and lower rents, prospective tenants generally don't look at the "per sq ft" cost and are instead looking at the "bulk" costs and comparing that to other rentals in the area. 

Below is RL Property Management's current monthly rents per square foot in various zip codes in and around Columbus, Ohio. 

I work with out-of-state buy and hold investors who rarely step foot in Philadelphia.

But if you under-budget and you end up having surprise expenses, you've just shot your cash-flow in the foot for who knows how long.And you're much more likely to encounter surprise expenses, compared to surprise income. 

Take down the 4-6 foot fence separating the properties and put up a 10 foot fence.

Starting 2020 off on the right foot !

The exception is when the location is in a well populated area with major foot traffic of people who have moderate to higher income levels and they frequent the businesses in the area.

 Very rough $30/$35 per square foot not including land prep or the cost of the land.
