In regards to your underwriting and the differences in rent for the same size unit, we've found certain units (e.g. 1st floor units or rear facing units) may be more desirable and command more in rent.

If you can provide a best guess at the cost to renovate / re-model a unit AND how much of a higher rent it could then command, it would help any prospective purchaser determine if they want to make the capital investment (purchase & rehab).

In many cases 'investors' have little command of the numbers and take a very simplistic view 'mortgage is 2100 rents are 2400 my cash flow is 300'!

I may be wrong here, but it feels like the nice places (that would qualify for traditional lending options) are going to only be on the MLS and therefore command retail prices.

@Andrew B Degnan, this is just a snippet, but on SFRs, as the BP bubbas mention often, turning a 2br into a 3br is a great way to add-value and command higher rents.

I am not sure there are many areas where you can command $2,000 a month in rent and in those areas I would assume the chances of getting a house for $100,000 would be slim at best.

You can use 3M Command products to hang things without making any holes in any walls; of course, there are weight and shape limits to using those, but no extra touch-up required afterward.
