I assumed that:- all home prices have gone up roughly 30% since my purchase (per zillow and the newspaper)- Since the MLS had our home listed as a half basement vs. full, correcting this would add some value as well.- finishing 900 sq. ft. of the basement, including a 4th bedroom w/ egress window would add substantial valueApparently these assumptions were false as the appraisal just came back at $235,000.

Most mortgage documents unless they are really old in origination have a "power of sale" clause giving the lender the right to accelerate the loan and call the note due.There is no notice to the public except the 4 weeks advertised in the local legal organ (newspaper) for that county the month before the property is auctioned at the court house steps the first Tuesday of every month unless it falls on a recognized holiday and then it is the following day.
