The big debate is whether I should just purchase the turnkey, walk into a new state and house with more security and less room for surprises and have a longer distance between this and my next deal or go with the fixer upper that is better investing wise but lacks some things the turnkey has like better layout, flex space (for visitors since I’m now out of state of friends and family,) etc…

Not unless they failed to secure the property per your instructions or contract.In Detroit, we deal with this all the time and have a standard communcation template, with security options, we send owners as soon as we know a property is vacant or a tenant moving out.Too many owners ignore our communications and then scream when their property is stripped.So, if this is realtively common for the area, while your PMC has no liability, they should be thinking ahead and working with you to minimize the chances of this happening.

She sent it to the listing agent, who got the seller to sign, but then the seller became angry and tracked us down and called us on an old phone number, SCREAMING that it was "her house for the entire month" and she shouldn't have to sign anything, much less PAY a security deposit.
