Reality on the ground is exact opposite due to investors not properly accounting for expenses such as maintenance, capex, legal, property management, pest control, landscaping, travel, etc etc.

I really wouldn't trust them to present the offer favorably or with confidence. 

I heard you do not but I also have heard is a good way to get tenants to "buy into" the lease by giving them confidence in it being possible.

I've not and am not buying now because I'm traveling, but I've heard about the town's growth on and off for a few years as well as Goodnight's backing of Chatham Park, a major project which it seems the locals resist because it will turn a small town into a bigger one. 

have laundry room on each floor and eating area and set of rules in kitchen area. met a lot of travelers who stay at hostels and they have setup like that. there was one where they had a weekly dinner and had to contribute towards food prep and cooking to keep cost down and for laundry they had washer/dryers. 

I travel to Houston about 3-4 times a year and typically walk the properties with my contractor before work begins.Sounds like we are on the same path regarding building the portfolio and preserving cash.
