From what I understand Rice Insurance for the State of TN does not cover an agent's property.

Not sure the legalities of it, but I've seen suggested in other sticky situations : Offer them 'cash for keys'.

If so, that is a sticky situation bc buyers think that they are over paying and not getting a bargain deal.
