@Bob Bowling I think vacancy rates tend to have less variability from market to market (obvious examples excluded) and be more static in a market over time.

An IRA account held by a custodian is good for static assets that do not require a lot of transactions or anything of a time-sensitive nature. 

@Ray Lai You also mentioned that you saw some statical data showed So Cal is near the top of the boom.

I'll have to brush up on Dodd/Frank however.The plan is not to gut the kitchen/bath.

Zip codes are meaningless as many mini markets exist within any zip code.Also these homogenous areas are dynamic not static so this complicates the problem.

Those are just things you have to brush aside.Once you properly handle this situation, and get the stress of potentially losing a good tenant out of the way (and get someone who's not frequently causing trouble in); you will feel 100x better!

A broad brush can't be swiped over a block by block gentrifying neighborhood.  

Too bad they can't harvest tumble weeds or sage brush.

I know I'm painting with a broad brush but I bet 8/10 times I'm not wrong.

The people they pass you are just statics on a piece of paper and you can miss key facts, traits or details.
