Massachusetts eviction laws

Hi all! I am a young investor (27) and thinking about getting into rental properties. I have about $50k.

I live in MA but am hesitant to purchase anything here due to the laws - I've heard stories of people not being able to evict tenants for months after going through a legal process. 

Any ways to avoid this problem (such as different tenant screening strategies)? Even in nice neighborhoods there can be issues, for example I know rich kids (party animals) have left their apartment in terrible shape after moving out (although they did pay the rent)

I know you can build in an expected vacancy into your reserves but who knows what that will be? It could be 1 month or a year.

Or is it smarter to avoid MA and use a turnkey site like Roofstock to buy a property elsewhere?

You can always start in MA as owner occupied which allows you to be more picky in you tenants and also meet you housing needs. maybe a triplex or duplex. Talk to some successful landlords in MA. It is doable,there are worse states.
