You should be able to use the HELOC for the down payment and closing costs to attain a traditional loan product. 

Although my experience in real estate is limited to just being a renter my whole adult life I am very excited about the possibilities attainable through r.e.i.

As mentioned above, 10% ROI is very easy to attain in several markets.

Achieving 1k per 100k purchase price is not really attainable in most of Ontario unless you focus on rougher area, which have their own problems.

So if we list under the same acct, IF we both get 5/5 ratings, then we attain Superhost status faster, and Guests have more confidence in renting our respective properties.

I'm as honest as the day is long and I'll work hard to help you attain your goals, but at the end of the day I want to get paid for my time.I think it's a good idea to network with investors.

In working toward that goal we are currently pursing some easier to attain single family homes that we can fix and flip.  

I like your ambition, and I think you should go for the purchase which is very attainable/realistic.
