New Denver member - seeking first investment ideally hands-off

Hi,

I live in Denver, own my own home, am nearing retirement, have a little bit of cash to invest and excellent credit.

I'm very new to real estate and am busy reading books and listening to various podcasts to educate myself. Because I don't know how long I'll be in Denver I'm very hesitant to buy and manage a property here (also I know there is big risk for a newbie when buying a first property).

So ideally I'm seeking to get into an investment(s) that will return something north of 9 or 10% (not sure if this is realistic) with minimal or low risk. Building equity is a bonus as well if I can find a good turnkey property with a good property management company to run the property or something like that (not sure what options there are) but I'd also consider syndication or investment with return only and no equity build (i.e. hard money lending, tax lien syndication, etc).

Basically what I hope to bring to any deal is money and what I hope to take away is a good return and low/no risk.

If my objective seems naive I apologize in advance since I'm really new to all of this and I know that my knowledge is limited. :)
