So we shouldn't blame some guy or gal who charges us what we agree to pay, even when ridiculous, for tools and information one could find here, mostly for free.And if there is a dreamer out there don't squash their imagination of greatness.

In addition you stay on top of a brand new tenant in those most important first 3 months of the lease, keep them in line, watch out for any warning signs, squash any issues like a bug and be ready to evict at one false move made by them.I don't put a lot of faith in 'collectable' versus 'uncollectable' tentants as almost everyone is uncollectable to one degree or another.

A tenant would never be either (ie bad policy to hire a tenant to perform work for you).Tradesmen are independent contractors and work on many jobs (thus not your employee).Calif tried to pull a stunt on contractor 1099s but it was squashed as soon as announced.

I don't mean to squash your perceived value at 12% but I believe there is too much comparable competition in a market like Boise to shoot that high UNLESS you can prove the value, financially, to the buyer.
