I know agents can be a goldmine for finding properties before they hit the market, but I’m curious about the best ways to approach this.For fellow investors:Have you successfully partnered with agents to source off-market properties?

When that area was built, people flocked to it for it's affordability, but over the course of several years, it became like a ghost town. 

I stopped reading after your tenants letting people who are not on the lease live there.

But, a lot of people like that.

I realize people are trying to make a living, but anyone who cold calls me is the last person I'd use for any transaction (plus I have people for that!).  

Our virtual meet up is around 30 people. 

And what you've also seen is people that were renting 3 bedroom cabins are now deciding they can get by with the smaller one and two bedroom cabins. 

Did you hit as many amenities as you can?

I tell people this is the worst time to do a subdivision.
