Illegals don't have a patent on hard work and there are plenty of Americans that would do the work they do if they were paid more for doing so.The same can be said for engineers competing with Indians willing to work for 30 percent of what they do.

If you try to replicate it, it will take money (both money spent and lost revenue from not having the IP) and you may run into patents that limit your ability to replicate the IP.

I suppose the argument can be made that if you are upfront with the cost before the tenant moves in, it is at least transparent, but unless your utilities are billed at a flat rate from the provider it seems patently unfair to charge a single individual the same amount of money as a family.
