If so, any one have experience doing so in a way that does not accumulate a lot of transfer fees?

I have gutted to the studs the last 5 properties I have bought from tax/foreclosure sales in this county and this one is not far from a full rehab. 

I also report every one of them to https://www.donotcall.gov/report.html#step1.

Some of them have less than 1 DSCR (not foreclosed yet) and one of my smaller syndication could end up in foreclosure.

In general, parking is one of those things that is not exactly fun to deal with, but it makes a ton of money.

One of my goals this quarter is to post on REI forums and connect with other investors to network and learn more.

One thing I suggest doing as you do your research as well is to find a property on AirBnB that you like.

It's funny you mention finding a junior broker or one that is more "green" because the one team that I do have looking for commercial deals for me actually delegated all of the "grunt work" like door knocking to one of the newest brokers in their office.
