This will free you up to get a loan in the 2 or 3% range... even in 2025!

Determine what type of property you want to buy - What Zip code, what condition homes, price range, etc.Contact 3-4 realtors that helped buyer agent buy the type of homes you are looking to buy.Then go with the 1 realtor that you connected with the most.

@Drew Poniewaz  I just mentioned a range of reasons why zillow and craigslist delete seller financing ads. 

For this first property, looking for something in the $100k-200k range.

@Joe Villeneuve @Theresa Harris, thanks a lot for taking the time and provide some info/ideas/suggestionsTo give you some color for these properties, there is a 15 years-plan that my wife and I are planning to have arround 5 to 7 properties in the same $$$ range (-+ $200K) that we can rent them around $1600-$1800I believe after 10 yrs, I am expecting to a better cash flow considering some loans will be paid in full, but maybe the next properties will have as you suggest 30 year-loan. 

What is the normal range of that fee as specified in the PPM when you buy?

I’d love to hear more about your experiences over the years.We are specifically looking to purchase single-family homes in the $80,000–$150,000 range and are considering renting them through Section 8.

The market is ALWAYS changing but I know at this time, seasoned investors are getting 80% LTV on DSCR in the 6% range and 90% of PP/100% of renovation if total loan does not exceed 75% of ARV for FixNFlip loans. =)
