I have some lights on what to do, but I would love to know opinions from others!

If have investment property, we are looking for relatively updated units (we are ok doing some work ourselves), class C+/B tenants, with rents either close to market rate or that can be increased.

They are working for free until you close a deal with them. 

Hi I'm gege new to the site starting the Wholesale investment and need help finding seller, where should I brand myself is there an email pitch or a call pitch I can send to seller, like people in foreclosure, or bankruptcy, or late payment and where will I get the ARV, Repair Value, Offer The price that you need to get it under contract for and  where do I get the contract form and if I get a seller and a buyer how do I get a legal person to handle all the paper work for closing.

Lending was another challenge, lending restrictions were starting to tighten up, and we had to get a bit creative with our lenders to get the financing we needed to close.

Curious why you want to focus on multi-state and not close to home?

If you’re In a title state make proof of utility pay off a condition of closing.

In the end we had to pay to turn the space back in to a white box/shell and closed with basically zero physical assets.

@Laurens Van swol a few banks that we've worked with in the past allow you to close in your personal name.

So I just closed on a duplex a couple days ago & Im going to be house hacking.
