But we've got a lot of acreage & a whole bunch of kids so we need to store a lot of toys......ATV's, dirt bikes etc...

With you never seeing the inside I'm hoping the land itself without the structure or the cost to tear it down and haul it away is still a good deal. 

I have toyed around with the idea of buying raw/vacant land, and running the site planning thru my firm, then selling that shovel ready land for a profit.

Kind of reminds me of repossessing a car.. you dont pay they come and hook up to it and haul it off :)  same thing here you have no right to be there and you get booted out.

No value add was needed, I did toy with the idea of moving a mobile home to the property.

They will not accept items such as paper diapers, toys, sanitary napkins, tampon applicators, balls of hair, grease, table scraps (if no garbage disposal), clothing, rags, sand, dirt, newspapers, or similar items.

We've seen a large influx of OOS investors over the last few years due to the low price points and ability to actually cashflow, while still seeing appreciation over the long haul (I don't think many primary markets check all three of those boxes with the current state of the economy).

If there are things of value - monetary or sentimental - then I may choose to haul those to storage.

In Denver I'm looking at $350-400 basic used with delivery and haul off.
