think of it this way, if only 10 people on the planet know you are a realtor then you can only get business from 10 people MAX.

You can read every book on the planet and still not be ready to be a landlord or deal with partners.

Nobody is trucking new real estate in from the outer planets yes, but then again, many people keep buying it and many people keep selling it.

I always try to be on the side of the angels, but a deal that can pass the Doom-and-Gloom test is usually much more solid than one that depends on unicorns and candy sprinkles aligning with the planets.
