From what I've seen (especially in markets like Phoenix and San Antonio), it's often a matter of alignment rather than luck.Make Your Property a No-Brainer: ALE primarily works with displaced families - think floods, fires, or other home damages.

They usually cherry-pick fire and safety related items from new editions of the building code that just can't wait, in their opinion.

The only way to learn that lighting is hot is to see it catch a tree on fire.

They were telling tenants that the Zillow listing was not valid and that I was just an agent that they had since fired and that they were the real owners.

(@Jonathan Greene DM us if you'd like to chat about them)Regarding turnkey in Metro Detroit, haven't seen anyone do it the right way:( We've picked up dozens of their clients that fire them due to poor tenant performance and nonstop repairs on their "turnkey" properties. 

Tell the tenant (assuming you smell the skunk weed) they have 30 days to get out of Dodge.BTW, if the don't open the door, use your key and enter because you feel there is a possible fire emergency inside. 

I'd go on ABnB and see what your competition is doing that you can copy.Maybe a Firepit out front (as long as it's not a fire hazard), maybe a cornhole set?
