IF you plan on going back someday, and this is the home you want to move back to, then renting it would be a good idea as long as you estimate that it will cover itself, or preferably, cash flow, which it appears that yours will at @ $2K or so per month (after expenses). 

Is it still not recommended to invest in this negative cash flow property. 

At this level of scale, it is almost the same as running an extra unit.

It was a cash cow.

If your priority is cash flow, then you need to look at markets that support that.

Not to say you cannot do well, but it’ll take some extra TLC. 

The other 2 lots I created ended up being on the other side of the street so it didn't really effect how my estate was laid out and $400k is a nice lil chunk of extra change to have when you're doing a big build.

Purchase price: $330,000 Cash invested: $360,000 A cash (silent) partner and I are buying this duplex, flipping it to an ARV of $460,000 then doing a cash out refi or selling it for a profit.
