Keep in mind, doing nothing is also a decision...I would consider my personal short term goals and time requirements before embarking on potential changes in my financial situation.

I'm 28 years old, I've got a great job, I've read all the good books, I've got the right mindset, I've listened to about 150 episodes so far and I'm ready to embark on my real estate investment journey.

@Joel Knutson I'm not the most experienced as I just embarked on real estate, but from watching the market here and from buying my own residence, I know how competitive it is in the 200-250k SFH market.

So it's durable and easily repaired.However, before you embark on your repairs, seek out the advice of a contractor who has lots of experience rehabbing homes.

@ryan I am about to embark on the process of selling my mothers rental with a tenant in it.

I think it's telling that they haven't embarked on this huge renovation / addition project.
