G'Day Hughston,The best advice I could give would be to not invest out of state unless you buy turnkey.But that's just me being biased.The second best advice I can give is to focus more on the people that you will be working with over the stats/demographics of a specific area.I'm sure that this has been covered many times in the various BP books but to this day it rings true.You will heavily have to rely on the folks on the ground.They will either make or brake your investment so choose them wisely.If you buy the best house, on the best street, in the best area with the best capital growth projections.But your property manager is incompetent or a cheat.You will loose money.So, team first, area second.Much success

No I didn't hear someone say this was said I heard it with my own ears, it was just ignored at the time just as Bidens statements on rent controls were ignored.

If I could find a TRUE cash flowing property in my market that cash flows $200/month after all expenses and reserves I would sell my car, wedding ring, cash in my children's 529s, sell one of my kidneys and buy everything I could. 

Highly recommend letting them throw their hat in the ring as you shop your rates. 

If possible find a local partner that can potentially put some skin in the game. that local partner can then become your eyes and ears on the ground2.

i iknow of a couple investors who are members of those sites. i thought about it, but didn't when they couldn't tell me how many leads came in per month on avg.i like being in control of my own marketing and once u have it going consistently the phone will ring. the other leads are icing on the cake
