My brother is a GC down there who does some great work so it would be right in our wheel house.

If the goal is money now, you need to make sure whatever you invest in is outpacing the interest on the HELOC otherwise you’re only spinning your wheels.  

Every property goes down the assembly line and everyone has to do their job perfectly or at the end of the line the wheels fall off and the car bursts into flames.
