If your seller files bankruptcy after the sale and the Trustee believes the sale was fraudulent because it was for below market value and seeks to set the sale aside, I think the title insurer might deny coverage.

I don’t know what Minnesota has for a definition of “substantive” contact, but I bet there’s a disclosure form for denying an agency relationship when one is vetting a potential buyer who wants to see a property.

You are exempt from the "source of income" protection though, which means you are allowed to deny an application just because they have a housing choice voucher, which would not be the case if you owned more than 4 units.
