It seems that the buyer (not an investor, but a would-be owner occupant) actually had multiple contracts out at the same time, and was using an inspector like this to fabricate inspection items and negotiate price.

Hello my name is Armando Diaz I am a general contractor and I have been doing multifamily and home rehab renovations and through out the years I have met so much people and I have a strong relationship with wholesale material suppliers, I can get the Sheetrock for $5.00 a sheet when Home Depot has it for $11.50 I can get new complete kitchen cabinet sets for $400 and also the granite fabricated to any measurements in $400 any type of construction material you name it and I can get it on a good price I can beat any price Home Depot and Sherwin Williams give you for 20 percent less.

Got amazing wholesale deal on high end granite at about $13/sq ft and then just had my fabricator pick it up, cut and install.Got majority of fixtures, faucets also at deep discount from local overstock seller.Wish I could find one of these a month.

A safer assumption is that his tax returns are a mixture of fabrication and BS.The NY Times article from Dec 21 on this is interesting- it states that the IRS found numerous questionable write-offs over many years, but that the cost of investigation was likely higher than the benefits that could be obtained due to the complexity of DJT's returns.
