Can they do a 1031 exchange and use their funds towards the down payment of a property and have their daughter take out a loan alone for the remainder of the purchase price (since she has a higher credit score)?

My daughter just turned 17 and started waitressing in November.

My daughter,  Emily, and I are looking to connect to with anyone who has any good insight on investing in the Indianapolis, IN and Cincinnati OH area.

BUT our daughters Physician Assistant friend (just moved back escaped from NYC) needs a rental & loves the area so it maybe yet another addition to the portfolio.In retrospect our EXIT strategy has been to 'hand off' to others, (& their kids), properties that were becoming too much work.

When my daughter looked into tankless, they told her they could install it outside (couldn’t work out venting inside) but it would require additional maintenance, so they just went traditional.

Not long ago I took a step back to focus on family life and care for our now 4 year old daughter. 

Only herself will be living in the new residence and daughter in college probably spends summer and weekends in the residence so it is not a large household.  

I have 2 daughters that are attending VSU at this time and we’re spending way too much on rent and looking for a fixerupper.  

Or, look for properties that are considered "mother daughter" properties or properties with "Mother in law" suites. 

I threw the last crowd out of my daughters home because it was a mess.I mix Fabuloso in with a chem cleaning agent we get in 5 gall pails from a local chem company as little else was working on tough stains, like red wine, dog & cat etc etc.
