In Ohio, the property manager usually can't file the eviction complaint in court unless they're an attorney.

The regulations are different for each country and most will not cash flow as an out-of-country investor.

To update my December 4 comment: The filing requirement is back on as of December 23, after an appellate court ruling.

Also, while you might have to put down 40%+ in some countries, it isn't typical and, again, it's not the case in some of the countries you mention. 

That argument wont get you far in court .
