@Joshua ChristensenI agree with you that brokers are not experts in zoning, but this broker should have told his client to go to the zoning department to verify.

Hey @Kevin Brown, we use QuickBooks Online exclusively for all of our REI Clients.

In my 25+ years of representing clients before the IRS, not once did the IRS ask to prove that the payments were actually made by my client.

Thats how I started in real estate and how I help clients today south of Boston and in RI.

We work with lots of clients from both coasts, but especially from CA, helping them find investment properties with residents in place under 2 year leases from day 1!

@Mike Terry Yes, it is conservative, but that's because it's the operating expense margin that most of the banks I work with for my clients use in their underwriting.
