Trying not to give too many details here, but Synthetic marijuana is usually rolled like a cigarette, crack is typically used in conjunction with a very small glass pipe (meth too sometimes) and needles are used for numerous drugs.

@Rob Bianco: I understand the sentiment but I’d you have any sort of respiratory issue, are a smoker or vape you stand the risk of being very severely affected by this disease.

I'm assuming he's busy creating the vaccine for Corona using the discarded cigarette butts and hypodermic needles of his tenants. :-)

I don't like either of those things in my unit so I am considering the following options:Option #1Ask both tenants to leave 30-days after I take possession of the property , renovate the units on the outside & inside (gutters, siding, interior paint, floors, mini-split units, ceiling, other miscellaneous things) then raise the rents to around $700/month each and look for good tenants (no smokers, no pets, good jobs) to put on a 1-year lease.Concerns: I question whether or not this is the right thing to do since the virus has many peoples struggling with their jobs and I don't know if its right to ask the tenants to leave during this "crisis" (they have lived there for 8 years and have been paying rent).

Secondly they historically have had strong pricing power but due to high taxes tacked on can only make cigarettes so expensive.

People love hardwoods and if they are clean and smooth they are very forgiving about any "character flaws" such as old water stains or cigarette burns.

The unit was completely redone a month ago and I have reason to believe the tenant is smoking cigarettes inside and now not paying.

These folks practically live at fast food joints as well.Throw in 2 packs of cigarettes a day and a case or two of beer and a bag of weed and voila, continued poverty.I could go on and on, but you get my point.Gary
