First post on BE so hoping this 'test' provide some interesting answers.I have a property in Austin, TX (78704) that's generating 8% CAC returns.  

As a rule of thumb banks (at least that ones that I work with) will use 41% expense ratio, which can he high, but definitely not uncommon.

But if he's going be cash flow negative can he sustain that?  

Can he calculate NOI, Rate of returns, IRR, CAP rates?

Can he use the equity he has to pull a business line of credit? 

I got a voice mail message from Workers Comp telling me he has filed a claim against me.. ( he sued his last job too, found that out afterwards.. so my question.. he was not covered under workers comp.. he didnt follow our rules, he made his own hours, didnt follow any schedule, did what he wanted when he wanted.. but we gave him paid holidays and vacation days.. so can he sue me/ the apartments personally...

The OP's question was can he do anything to the property while he is waiting for the recorded original deed to be processed and then returned by snail mail from the county clerk's office.

Does the "implied warranty of habitability" apply here and how can he be released from the lease?

Questions: what if @Rose Ruiz decides to move forward with the realtor and signs a lease purchase, can he turn around and (with his attorney) encumber the property or control the property via a memorandum or some type of court filing?
