A lot of agents don't want to have to educate someone who is broke and has dreams of financial freedom through real estate just to find out you can't buy.

When I first got started I didn't officially join any coaching programs, but I did buy the materials at mobile home university.

It is exactly what it sounds like, buying a property that has an existing debt on it.

That said, I’m assuming that someone must be buying these wholesale properties.  

Ask them why they decided to buy what they bought - it will give you all you need to know about their thought process and if they can procure a good deal for you.

I would suggest you do both of what you suggest - meaning get either a new mortgage (more conservative route) or HELOC on the townhome and use those funds to buy your next investment property.
