Good luck whatever route you take, educate yourself so nothing blindsides you.

I was blindsided because I didn’t accept section 8 but figures they’ve been there for 4 months and the unit looked good.

This builds trust and then when you do find an actual deal, you won't be blindsiding them with a request.  

Things I'm watching that are concerning are President Trump tweets and comments that have way of blindsiding markets.

Bottom line is there are several options that may work for the current owner, I am just making sure I have all of my ducks in a row before I get blindsided by something I wasn't expecting.

Sure, but WHEN not if I get blindsided by an unforseen expense it is going to hurt a lot worse if I don't have my cushion to cover my arse.

With great rewards come great risks and at time even though these risks are calculated we tend to get blindsided by the "X" factor so I would like to hear from those who "failed" at real estate and if possible, share with us your strategy that you used to recover and become successful.
