Using this method I am guaranteed to hit my target of X cashflow against my specific capital value.Just looking at monthly cash flow in a vacuum, without monitoring how much of a return you're making on your initial investment, I don't understand how you can measure progress.

Generally u want a full time agent.. part time agents are not as plentiful as a few decades ago when you had a lot of firemen/Teachers/ airline pilots etc that would do RE part time.I am not a full time agent but sometimes i take on one client .. and the flip side is that i am lazer focused on helping that one client as I have no other clients to service and my daily bread is not buttered with sales commissions.

airlines don't keep them.. and of course my credit card proved it but that was not enough.. even though I matched the credit card to hotel stays in the cities i do business and then matched that up to huds and all sorts of business contacts.. power points of presentations i made at reias around the country etc etc.. and other stuff like soft staging my wife buys for her listings..
