With elevated home prices, and interest rates positive cash flow is hard to come by BUT not impossible. 

@Ricardo Hidalgo Do you find that the high flood risk and being at such a low elevation causes issues with hurricane damage and property insurance costs being high?

Are you comparing your property to a large complex that has elevators and amenities or other 4 units in same area and not better area?

While the high-end market may not always yield the highest percentage returns due to the elevated property values, there are still opportunities for significant income, particularly in less saturated markets or during peak seasons. 

With interest rates elevated yet property values remaining resilient, finding cash flow with a reasonable down payment is an incredible challenge.

For resell a garage helps and if you go more than 2 stories an elevator helps.  

One of the reasons spreads will remain elevated is MBS investors don’t want to buy, concerned that future lower rates will result in refinancing of mortgages to lower rates, a risk for these investors called early prepayment.

Enough so that a person turns to ACTIONS to elevate one's life, to acquire these desired things. 

Bottom line, surround yourself with others that are doing the things you want to do and will help elevate you to what you want to achieve.
