@Mike Hartzog   yes it certainly does I want right on's and strong performers with the best chance of success.. and of course I am jaded to a degree as being a HML and gone through the 07 to 2010 crash and had multiple foreclosures I had to prosecute..

I think @Brice Hall is Jaded cuz you cant buy $30K houses in New Your unless they are in F Neighborhoods the world is a big place, and markets are very different if you leave the tiny world of you back yard.

I offered them an opportunity to invest in my target areas and they are so jaded by their experiences in REI, over the last nearly 20 year, they don't want to put another dime into the properties for any reason or any other endeavor.I know that this may sound like lunacy to many of us but it is their choice.Recently, I was told if another tenant moves out and I don't pay for the rent ready rehab they are prepared to walk away.Again, past performance is not a predictor of future gains; however, if all of us believed tht then very few of us would be in REI for the long run.
