Newbie Wholetaling Question

Hi All,

I was wondering if anyone has experience with wholetaling ? I have a potential deal that doesn't have enough spread to market it to my cash buyers, but certainly has enough spread from me. 

It's a 2 fam in a nice area. The seller is motivated and is looking for $190k, not even close to the norm 10x gross rent multiplier. The 'as is" value is $270k with light rehab (which I won't be doing) ($10k repairs ARV would fetch $305k)
So I need some guidance on structuring this deal. What else am I missing ????
List $270K
(Broker 6%) 16.2k
(funding 4%) 7.6k
(closing 3%*2 ) 13.8k

Profit - $42K looks like a deal for me .....what else am I missing ???
