In Oregon where I wholesale the only way I would be breaking the law was if I dishonestly represented myself as a licensed real estate broker/professional and I can assure you that not only do I not do this, I make all of my sellers sign a document stating that I am only representing myself as a REI and that I have never been a licensed realtor in this state or any other state. 

That is dishonest and just bad business.

Alvin, I don't believe being dishonest is the best path so I would suggest you look at stopping the "insurance inspection" excuse.

Knowing this gives DJT a strong incentive to be dishonest- the theory being, if the IRS can't catch a lie, why be honest?

I posted in a thread where they had posted asking why someone would pay to learn from a dishonest "mentor".

Some will actually leave as promised, but since you are dealing with a dishonest person (broke the lease), you can't trust them.You must involve the legal system.
