Then you have the freedom to invest into virtually any asset: real estate, mortgage notes, precious metals, multi-family syndication, note funds, private lending, etc. etc. 

I looked at about 50+ properties in the Augusta, GA area before purchasing my first rental property in October.

In a seller's market, you're getting precious few good ones.

Of course, the licensing info will teach you precious little about investing.

So it would be a real long time before I would expect to be breaking even but I expect it to happen as beach front is precious, limited, and in high demand. 

I was trying to get them to move out by August as I didn't want to go through the eviction process and I didn't think they would have rent by the first so I thought we could all be adults and come to some reasonable agreement.
