I've seen cash purchasers on $1M+ properties have no property insurance whatsoever (but they typically will still have some liability coverage), and I've seen others go above and beyond in terms of coverage also. 

However, if there is no rush whatsoever, I would rather advise them that they would be better off listing it with an agent, and I can usually refer one.

First phone call with a girl agent that had no interested in helping or whatsoever - First sign of big corporation ( extra unnecessary charges ).

You have teeth if they owe you rent only.
