You are starting to see some corporate hotels update their decor, and some look very impressive, but at the end of the day it is still just a room with a bathroom with none of the other benefits that an STR can provide.

Large complexes often have show units that are decorated and sell the unit to a tenant.

Unit interiors were upgraded with all-new flooring, paint, recessed lighting, and decor.

Of course if the wood is badly damaged or structurally not sound, replace it.For tub/showers with curtains, require tenants to use a curtain liner in addition to their decorative curtain and show them how to place it inside of the tub in a way to prevent water from getting out onto the walls and floor.

Id suggest a fence or decorative fence for the lady with the dogs pooing in  her yard..
