Vacancy: 1-3% (very robust rental market for average product here)Maintenance: 3-5% (most inventory is new with lower maintenance cost than other markets)Capex: Most variable, I add the cost of all the components, divide by the age to budget an annual amount.

;)There are many calculators out there and the BP calculators are very nice, clean and robust but I can certainly understand that it's hard paying the monthly fee for accessing them when you are just trying to get your feet wet.That being said, there is no magic behind any real estate calculator and they are simply a combination of basic math equations put into the correct order, any of which can be accomplished with an afternoon on your computer and an Excel spreadsheet.

Cap rates are much better - but income growth won't be as robust as the Triangle, so it depends if you want cash flow or appreciation.

If I was embarking on a project with a new team, I would probably install a more robust payment schedule tied to key completion milestones and there would be a project coordinator to verify.

I totally respect if someone has a personal reason for not wanting to meet at a place that serves alcohol as a primary beverage and can rework the plan to accommodate anyone with that preference.

Overall, I think it's a great app to start with, especially if you're new to double-entry bookkeeping, but plan on migrating to a more robust accounting system (I'd suggest Quickbooks Online) when the business begins to experience growth.

Maybe "finder" for "bird dog" as in the link I posted a few days ago, but say "wholesaler" to anyone outside this site (or select REI circles) and they think about products (tobacco, alcohol, automobiles, etc.) not property.
