It inevitably means problems - either that person actually moves in, or they're a pain in the rear involving themselves. 

And actually, you might want to also give them a written note about not putting furniture near the heaters, just to cover your rear on that, too.  

If you treat them like you're oh so grateful they should bestow their presence in your unit - they will become a pain in the rear by demanding ridiculous things.What I'd do, is simply raise the rent to market level.  

Plus, we make sure we have lots of cash in reserves for if Murphy's law rears its ugly head.
